Clear and accurate planning application drawings are an important part of presenting proposed changes to a listed building or property within a conservation area.
Once instructed, we undertake the necessary survey work and develop the architectural drawings for the proposed scheme. Depending on the project, these can include floor plans, elevations and cross sections showing the existing building alongside the proposed alterations.
The planning permission drawings allow you to see how the scheme will work before it is submitted. We include a set of changes within the agreed remit, giving you an opportunity to refine the design before progressing with the planning application.
Once you are satisfied, we can submit the relevant application and liaise with the Local Authority during the statutory process.
Planning Consent and Listed Building Consent
Planning permission and listed building consent are separate forms of approval. Depending on the proposed work, a project involving a listed property may require one or both.
Planning consent considers the development from a planning perspective, while listed building consent specifically considers the effect of alterations on the special architectural or historic interest of the listed building.
We can help establish which approvals are likely to apply and prepare the appropriate architectural drawings and building plans to support the required applications.
Building Regulations Drawings and Construction Plans
Receiving planning permission or listed building consent does not necessarily mean that a project is ready for construction. Where the proposed work is subject to Building Regulations, a further stage of detailed technical design will be required.
Building Regulations drawings contain significantly more construction detail than planning application drawings. They explain how the proposed work is intended to be built and provide the information required to demonstrate compliance with the Building Regulations.
These detailed building plans also provide your builder with important information for pricing and carrying out the work. Where required, we can develop the approved design into Building Regulations drawings and construction plans and liaise with Building Control to obtain plans approval.

Architectural Drawings for Historic Properties
Working with an existing historic building requires an understanding of both design and construction. Alterations need to respond appropriately to the existing property while also meeting the practical requirements of the project.
